Introduction
We aim to cater for the needs of all guests in our home based,
two bedroom, bed and breakfast. The following statement is a summary of our
provision. If you have any specific questions, please feel free to contact

endeavour to help. Our Access Statement is available upon request in standard
and large print.
Pre-Arrival
• Moat Edge is situated in a quite rural village in the north of Herefordshire,
5 miles to the west of Leominster.
• Public transport is limited to a local bus service operating between
Kington and Leominster, passing through the main street of Eardisland with
the bus stop being approximately 200 yards from the property. Buses run a
maximum of 1 every 2 hours starting at approximately 7am with the last service
returning at 7.30 pm.
• Leominster is served by a rail service operating between Manchester
and Cardiff.
• There are no shopping facilities in Eardisland, the nearest general
store and post office being situated in Pembridge, 3 miles away.
• The nearest supermarket is situated just outside Leominster, 4 miles
to the east of Eardisland and can be reached by car in 8 minutes, or by bus.
• Leominster is a small market town with shops, including chemists and
banks to serve most needs.
• A market is held on a Friday.
• Taxis can be booked in advance through Moat Edge if required.
Arrival & Car Parking Facilities
• Moat Edge has a shared drive approach, with 2 neighbouring properties
and has space to the side of the property and in front of the double garage,
for 1 vehicle per room to park.
• Parking is 40 feet from the front door on a block paving surface and
flat gravel drive with ample room to access the rear of the vehicle.
• It is not suitable for camper vans.
• Additional car parking is available in the the village car park, 100
yards away.
• Due to our secluded position and out of respect to our neighbours,
guests may be required to park away from the property if returning late at
night.
• Where possible guests will be met at their vehicle and offered assistance
if required.
• Help with luggage is standard.
Main Entrance & Reception
• The only public access to Moat Edge is via the front door, which is
a standard domestic size, 33" wide.
• There are 2 small steps on the approach to the front door, the first
being 5 1/2" high and the second being 3".
• There is a porch canopy with electric light, which is left on during
the hours of darkness, until guests have returned.
• There are no hand rails.
• Assistance is provided if required.
• A pad and pen is available if required.
• On entering our home the hallway measuring approximately 6 1/2' square,
has laminate flooring.
• Each room is provided with 1 room and 1 front door key.
• On arrival, all guests are familiarised with the public areas and
facilities provided in their room.
• Rooms are accessed via a standard straight staircase with 13 steps,
7' from the front door.
• There is a handrail on the right hand side as guests ascend the staircase.
• Moat Edge is unsuitable for service dogs.
Public Areas - General (Internal)
• Guests have access to their room on the first floor and the dining
room on the ground floor.
• Guest rooms and the dining room are well lit and carpeted.
• Both guest rooms and the dining room have standard wooden doors.
• The landing is 39" wide.
• An electric smoke alarm is situated in the hallway and on the first
floor landing, midway between both guest rooms.
Dining Room
• Breakfast is served in the carpeted dining room on
the ground floor, accessed directly from the hallway and just 4 feet from
the bottom of the stairs.
• The room layout cannot accommodate a wheelchair.
• The dining table is 31" from the ground.
• Carver chairs are available upon request.
• The menu is laminated and typed in Times New Roman, font size 12.
A copy is available in large print (black on white) if required.
• Food allergies/special dietary requirements can be catered for
with prior notice.
Bedrooms
• As both bedrooms are situated on the first floor and there is no lift,
the rooms are unsuitable for wheelchair users.
• On arrival, guest’s attention is drawn to the fire evacuation
plan provided in each room.
En-suite room - situated immediately to the left of the top of the stairs with a door width of 29".
• Double bed, 24" high, 2 bedside tables, dressing
table, remote controlled TV and 2 easy chairs, all movable if required.
• Fitted wardrobe.
Double Bedroom - situated 10 feet from the top of the stairs, with a door width of 29".
• Double bed 22" high, 2 bedside tables, dressing
table and remote controlled TV. All moveable if required.
• Easy chair available on request.
• Fitted wardrobe.
Bathroom, Shower-room & WC
• Ensuite door 26 1/2" wide.
• Shower cubicle has step of 10" and depth of 4". The shower
cubicle door width is 24 1/2".
• Pedestal wash basin is 30" high
• Toilet is 16" high.
• Private Bathroom door is 26" wide.
• Bath is 22 1/2" high with a maximum length of 58" and maximum
width of 23".
• There is a telephone type shower over and glass shower screen.
• A non-slip mat is provided.
• Pedestal wash basin is 32" high.
• Toilet is 17" high.
Additional Information
• Moat Edge has a strictly No Smoking policy.
• Both guest rooms are equipped with a mini fridge.
• Bottled water is provided as standard.
